Building in Steamboat Springs, Vail, Snowmass, or anywhere along Colorado's mountain corridor means your material choices face conditions most suppliers don't design for. UV intensity above 8,000 feet. 100°F temperature swings between seasons. WUI fire codes that limit what you can use. And clients who expect a finish that looks as good in year 10 as it did on delivery day.
This guide breaks down the top siding options for Colorado mountain construction and explains why more builders in our region are switching to prefinished materials before they ever hit the jobsite.
Colorado's high-altitude climate is brutal on exterior materials. The combination of intense sun, freeze-thaw cycles, heavy snow loads, and wildfire risk creates a short list of materials that actually hold up. Add increasingly strict Colorado Wildfire Resiliency Code (WRC) requirements for WUI zones, which cover much of the I-70 corridor and Northwest Colorado, and your spec decisions carry real liability.
The right siding choice affects:
| Material | Best For | Warranty | Fire Rating | Notes |
|---|---|---|---|---|
| LP SmartSide | Traditional wood look, budget-conscious builds | 50 years (substrate) 15–30 years (coating) |
Class III/C | Lighter, easier to install than fiber cement. Engineered wood, not true fiber cement. Solid color and faux-stain finishes available. |
| James Hardie | Fire-prone areas, modern aesthetics, commercial | 30 years (substrate) 15–30 years (coating) |
Non-combustible | Industry benchmark. Non-combustible — can lower insurance premiums. Solid color and faux-stain finishes available. |
| Allura | High-end residential, value alternative to Hardie | 50 years (substrate) 15–30 years (coating) |
Non-combustible | Portland cement + cellulose. 50-year warranty edges out Hardie. Strong in mountain climates. |
| Prefinished Natural Woods (Cedar, Doug Fir, Redwood, Pine & more) | Luxury mountain homes, custom color | No substrate warranty; performance depends on coating and maintenance | Class A with FRTW | Superior dimensional stability in arid Colorado climates. Best aesthetic outcome. Species selected to match project requirements. |
| Thermally Modified Wood | High-performance natural wood look, Shou Sugi Ban, custom color | Warranty varies by product and manufacturer, typically 20 years | Class A with FRTW | Heat-treated for rot and moisture resistance. Increasingly popular in luxury mountain builds. |
Natural wood siding under real Colorado snow load – this is what your spec needs to handle.
LP SmartSide is engineered wood: wood strands bonded with resins and wax, not fiber cement. It installs fast, cuts with standard tools, and weighs less than Hardie, which your crew will appreciate on a three-story mountain home. It's rated to withstand 200 MPH winds and 1.75" hail.
For Colorado, the key advantage is dimensional stability. Unlike natural wood, LP expands and contracts minimally across temperature swings, which is important when your building sits at 8,500 feet and sees 70°F shifts in a single day.
LP carries a 50-year substrate warranty and a 15–30 year coating warranty depending on finish selection. Solid color and faux-stain finishes available.
Best fit: Production builds, mountain cabins, spec homes where the budget matters and a clean wood-look finish is the goal.
If you're building in a WUI zone (and in Northwest Colorado and the I-70 corridor, that's most of your projects), James Hardie fiber cement is the name that comes up first. It's non-combustible, won't contribute to fire spread, and is explicitly referenced in Colorado's Wildfire Resiliency Code as a compliant exterior cladding system.
Rocky Mountain Finishes' 30-year solid color warranty and 15-year faux-stain warranty options make it a strong choice for clients who want low lifetime maintenance. Insurance carriers frequently discount premiums for non-combustible siding — a selling point worth mentioning to homeowner clients.
Best fit: WUI-zone projects, commercial builds, modern or contemporary architecture, clients prioritizing fire protection and insurance savings.
Allura is fiber cement (Portland cement, sand, silica, and cellulose) built to the same standard as Hardie but with a 50-year warranty that edges out the competition. It's non-combustible, performs identically in high-altitude UV conditions, and offers competitive pricing.
For builders looking to spec a high-performance fiber cement without locking into a single brand, Allura is worth putting on every bid.
Allura carries a 50-year substrate warranty and a 15–30 year coating warranty depending on finish selection.
Best fit: Any project where Hardie would work, with a longer warranty and often a better price point.
Shou Sugi Ban horizontal lap installed on a Steamboat-area build – charred fir, natural weathering tones, mountain setting.
Here's the conversation we have most often with builders in Steamboat, Vail, and Snowmass: the finish work is the bottleneck. You've got siding sitting on a jobsite waiting for a painter, weather delays are burning your schedule, and the on-site application is inconsistent, especially at altitude where temperature and humidity affect coatings differently than the label says.
Prefinished wood solves this at the source.
In partnership with PPG and Sherwin-Williams, we offer over 2,000 solid colors and dozens of stain offerings for interior and exterior applications. Whether your client wants a Shou Sugi Ban charred finish, a custom SW color match, or a natural VG cedar stain, we can produce it.
Pine faux barn siding installed on a Colorado mountain home – the grain, texture, and soffit detail that separates a prefinished spec from field-painted.
One constraint worth knowing before you spec soffit in a WUI zone: soffit material must maintain 3/4" thickness for fire compliance in many Mountain Village and HOA-governed communities. Cedar meets this. Douglas fir or Pine sawn at standard dimensions comes in at 11/16" — it does not meet code.
We've seen projects require full re-specs mid-bid because of this. If you're building in Mountain Village, Telluride, or any HOA with fire overlay requirements, spec cedar soffit from the start.
